MassDevelopment and the Lynn’s Neighborhood Development Associates announced a new campaign through the civic crowdfunding platform Patronicity and the Commonwealth Places initiative. The funds from this campaign will assist Beyond Walls, a group of Lynn residents, business owners and public art and placemaking enthusiasts, in installing underpass lighting and throughout the city’s business district, a sculpture that pays homage to Lynn’s industrial roots, as well as seven murals in the heart of Lynn’s Transformative Development Initiative District. This project aims to improve walkability, and increase sense of place and safety in the heart of downtown Lynn.
Payette is proud to be part of this project to help revitalize downtown Lynn. Our team partnered with LAM Partners on the design of the underpass lighting and have provided Beyond Walls with renderings, which illustrate the project’s potential for the city.
“This campaign to change the public perception of Lynn through colorful lighting, murals and public art will illuminate the city’s rich cultural history and spur new business and economic activities,” said MassDevelopment President and CEO Marty Jones.

“This project will dramatically increase the walkability, economic output, and positive perception of downtown Lynn” said Founder and Executive Director of Beyond Walls Al Wilson. “Investing in this revitalization of Lynn’s Central Square is really the first step in bringing the city back to a position as a leader.”
Project Components:
- Dynamic LED underpass lighting from Payette and LAM Partners. This lighting will connect Central Square and Washington Street to create a safe and inviting passageway through the heart of Central Square.
- Twelve large-scale vintage neon art pieces will illuminate Lynn’s downtown, specifically the downtown business district which will increase foot traffic and commerce.
- Ten murals commissioned and painted by international and local recognized artists who reflect the cultural makeup of Lynn.
- A sculpture located in downtown Lynn paying homage to Lynn’s rich industrial history as the home of America’s jet engine technology.

This Earth Week, we’ll be covering five landmark buildings exemplifying new approaches to building performance and sustainability.
The Beth Israel Deaconess Medical Center Klarman Building is the first hospital in the northeast to implement chilled beams in an inpatient setting. Early energy analysis demonstrated that the use of chilled beams would be the best way to reduce building energy use.
For this strategy to work, however, the peak thermal loads of the façades could not exceed the capacity of the chilled beams. An integrated design approach and in-house modeling allowed for constant tuning of the façade to optimize glazing, solar exposure and massing. The building orients glazing to face true north and south to minimize heat gain and maximize occupant comfort, resulting in a 15% reduction in peak solar load.
Beyond performance, the distinctive serrated terracotta façade reflects the scale and cadence of individual patient rooms, providing a delicate scale and texture to the façade.
